The problem

Land & Properties are rarely as simple as the listing says.

A seller can look genuine and the papers can look fine, and the land can still be a problem. Most buyers only find out after they have paid. TerraSight checks first.

Picture this

A healthcare worker in Edinburgh saves for years to buy a plot in Epe. A cousin sends photos of the land. The seller sends a receipt, a survey plan and a copy of the C of O. Everything looks fine, so she sends ₦15 million.

Months later she learns the same plot was sold to someone else, and a family is claiming it as theirs. None of it could be seen from Edinburgh.

She did what most buyers do. She just never had the land checked first.

It could have been a fake C of O, a plot sold twice, land the government has taken, or omo onile claims. A check before paying finds these.

01

Ownership

Who has the right to sell this land & property?

We trace who owns it and how it got to the seller.

02

Documents

Are the papers real?

We check your C of O, Deed of Assignment, Governor's Consent, survey plan and receipts.

03

Survey and location

Is the plot on paper the plot on the ground?

We check the survey, boundaries and coordinates and, where needed, visit the site.

04

Claims on the land & properties

Does anyone else have a claim on it?

We look for mortgages, disputes, caveats and other claims that could stop the sale.

What is an encumbrance?

A claim or restriction on a property, such as a mortgage or a dispute, that can stop the owner from selling or using it freely. Our report calls these “encumbrances.”

05

Land & Properties status

Has the government taken or reserved it?

We check government records for acquisition, allocation and registration.

06

Past sales

What happened before this sale?

Where records exist, we check earlier sales and earlier owners.

Our verdict

Can you buy it? How risky is it?

Every report answers both questions separately. Land & properties can be risky and still be buyable once the problems are fixed. Other land & properties can look fine and still be a bad deal.

A

Buyable

No serious problem found. You can go ahead.

B

Buyable with conditions

You can buy, but some issues must be sorted out before or during the purchase.

C

Be careful

Real doubts remain. Get more checks or advice before you pay.

D

Not buyable yet

Serious problems. Do not buy until they are resolved.

F

Do not buy

A major problem, such as the wrong owner or a government claim, makes this land & property unsafe to buy.

Property risk: how risky is it?

Low

Little risk found.

Moderate

Some risks, but they can likely be managed.

High

Serious issues to sort out before you buy.

Critical

Severe problems that threaten the whole purchase.

Questions people ask

What does TerraSight do?+

We check Nigerian land & properties before you buy it: who owns it, whether the papers are real, and whether anyone else has a claim on it. Then we give you one clear report.

Isn't this what my lawyer does?+

Not exactly. We don't replace your lawyer. We bring the key facts about the property together in one place. If you need formal legal advice, we can work with your lawyer or provide legal support ourselves.

Do you guarantee that a property is safe?+

No. Nobody can honestly promise that. We tell you what we checked, what we found, and what we could not confirm, so you can decide with the full picture.

What documents can I send?+

Anything you have about the property, such as the Certificate of Occupancy, Deed of Assignment, Governor's Consent, survey plan, allocation papers, receipts and building approvals.

Can you visit the property?+

Yes, if your package includes a site visit. We check the location and boundaries and compare them with your documents.

What is a Buyability Grade?+

It is our answer to “can I buy this?” from A (buyable) to F (do not buy), based on what we found.

What is Property Risk?+

It shows how risky the property is, from Low to Critical. A property can be moderate risk and still buyable if the issues are understood and can be managed.

Can you help fix the problems you find?+

Yes, where it is possible. We can arrange the legal, survey and registration work needed to fix issues with the property.

Can you help after I decide to buy?+

Yes. We can prepare the purchase documents and help complete your title registration.
